NOTICE OF PUBLIC HEARING BEFORE THE CITY COUNCIL
Notice is hereby given that an open record public hearing will be held before the City Council on Monday, December 9, 2024 at 7:00 PM at 501 Delta Avenue, 2nd Floor, City Council Chambers, to consider the following proposal.

Project Title: 2024 Comprehensive Plan Update and associated amendments to the Downtown Master Plan and Marysville Municipal Code (MMC) Title 22, Unified Development Code
Proponent: City of Marysville
Project Location: Non-project action. Standards apply city-wide.
Proposal: Major periodic update of the City’s Growth Management Act (GMA) Comprehensive Plan as required by RCW 36.70A.130(5)(a). The Comprehensive Plan provides guidance for Marysville’s future growth and development over a 20-year period (2024 – 2044). While the overall growth pattern and policy direction remains the same, the updated Plan has been reorganized, is shorter, and addresses various new State GMA and Puget Sound Regional Council requirements. Several minor associated amendments to the Downtown Master Plan and the Unified Development Code are currently proposed. These include, but are not limited to:
- Removing the Conditional Use Permit requirement for duplexes in the R-4.5 Single Family, Medium Density zone;
- Removing the requirement that new mobile/manufactured home parks must be developed as a Planned Residential Development (PRD);
- Providing clarification on permitted uses and density and dimensional requirements for the Light Industrial with General Commercial Overlay (LI-GC) zone;
- Removing the size limitation on eating and drinking places in the Mixed Use (MU) zone. Currently eating and drinking places are restricted to 4,000 square feet but other commercial uses in the MU zone are not size limited;
- Removing the Conditional Use Permit requirements for motorcycle dealers in the Community Business (CB) and Community Business – Whiskey Ridge (CB-WR) zones; and
- Allowing residential above a ground-floor commercial use in the Flex (F) zone along with increasing the height allowance from 45 to 55 feet in this zone.
